TO: CMS Planning Department & Historic Preservation Commission RE: Material Change of Appearance Certification - Owner: David Ball • Present Condition of Lot • Scope of Project Here are some of the design features: • Using a straightforward, simple design - similar in shape, scale and proportion to those in the area • At street level - use of siding and other materials consistent with the neighborhood. • Use of siding (top floor) and stucco (main floor and basement) - similar to 30 Delaware Road next door. • Front elevation gable roof - similar to the house directly across the street at 29 Delaware Road. • From street level - appears as one story building - equal in size and design to those nearby. • Main floor and basement below street level and generally out of view from street - visible from side and rear. • Footprint is a square or basic rectangle - approximately 26 x 26 feet exterior. • Building as low as possible - build from the lowest terrace on the lot - lower roof height by use of 3/4 height north and south walls and vaulted interior ceilings on the top floor. • Top floor deck that extends only 2 feet beyond the house foot print. • Roof features no sunlights. Shingles in context with other houses. Since Delaware Road cuts through a hill side, most of the houses are either above or below the narrow road and creating level parking areas is a challenge. Like on most of Manitou’s narrow streets parking is a premium. The kinds and amounts of parking spaces for houses along Delaware Road varies. The design includes 2 off-street parking spaces at street level and a wide sidewalk for access to the entrance. Approximate dates of construction contingent upon Engineering Drawings and Pikes Peak Regional Building Permits will be approximately February of 2008 to Spring of 2009.
